What a fard and an intiqal are, how the Punjab Land Records Authority issues them and what to check on a fard before you buy land or a house.

Before you buy land or a house on revenue land in Punjab, you should see a recent fard. This guide explains the terms and the process in simple steps.
Key terms
- Fard is a copy of the ownership record from the land record. It shows the owner's name, share and land details.
- Intiqal (mutation) is the entry that records a transfer of ownership in the revenue record after a sale, gift or inheritance.
- Khewat groups owners; khasra is the survey number of a parcel. A fard is looked up with these numbers.
- PLRA is the Punjab Land Records Authority, which runs the digital land record system and the Arazi Record Centres.
Getting a fard
- Collect the details: district, tehsil, mouza and khewat or khasra number.
- Visit an Arazi Record Centre, or use the PLRA online service if it is available for your case.
- Pay the fee. PLRA has online payment options, and fees change each fiscal year, so confirm the current amount.
- Receive the fard. At record centres this is often done the same day.
What to read on a fard
- The owner's name matches the seller's CNIC
- The share or area matches what is being sold
- Any mention of mortgage, court order or other claim
- The date of the last mutation, which shows how recently ownership changed
Intiqal after a purchase
After you buy, ask for the mutation to be entered in your name. Keep the payment receipt and the tracking number, then get a fresh fard to confirm your name appears. Buyers who skip this leave the old owner on record, which causes problems at resale.
Do you need it for a society plot?
Private societies keep their own records, so the society transfer record matters most there. Even so, ask for the land record behind the scheme, as explained in how to check if a housing society is LDA approved.
