How to Verify Property Documents in Lahore

A practical verification process: owner identity, ownership record, authority checks, disputes and payments.
Verification is about three questions: is the seller who they say they are, do they truly own the property, and is the property free of disputes and dues?
1. Verify the seller's identity
Match the seller's original CNIC against the owner's name on the document. If someone else sells on the owner's behalf, ask for a registered power of attorney and confirm it directly with the owner.
2. Verify ownership
For land and houses under the provincial land record system, obtain a fresh fard (ownership record) from the official land record service rather than relying on a photocopy. For schemes run by an authority or a private society, request the latest transfer letter and confirm the name and file number with that office.
3. Verify the property itself
- Visit the plot or house and confirm that the boundaries and area match the site plan
- Check there is no encroachment or construction violation
- Confirm approval of the scheme or building where applicable
4. Check for disputes and dues
Ask neighbours and the society office whether there are disputes. Confirm that electricity, gas, water and society charges have no pending dues. Ask a lawyer to search for court cases or liens where possible.
5. Pay safely
Pay by bank transfer or pay order to the registered owner, not to an agent's personal account. Get a stamped receipt for every payment.
6. Use a lawyer
A property lawyer can review the chain of title and draft the agreement. Their fee is small compared with the cost of a bad purchase.
