Documents Needed to Buy Property in Pakistan

A buyer's checklist of the documents to collect from the seller and the authority before and after paying.

Property documents decide whether you really own what you paid for. Collect and verify these before handing over large amounts.

From the seller

  • Original CNIC and copy
  • Registry deed, sale deed, allotment letter or transfer letter, depending on the scheme
  • Fard (ownership record) or updated record from the relevant authority
  • Site plan or map
  • Previous transfer chain where possible
  • Latest utility bills (electricity, gas, water) and proof of paid dues
  • Property tax receipts
  • No-objection certificate or no-demand certificate from the society or authority, where applicable

From the buyer

  • CNIC and passport-size photographs
  • Tax details such as NTN where required
  • Source of funds details, as required by banks and tax authorities

For private society plots

Ask for the allotment or membership file, the latest transfer letter, and a no-dues certificate from the society office. Confirm directly with the society that the seller is the registered owner.

After purchase

  • Complete the transfer in your name and get the new document
  • Move utility connections to your name
  • Register the sale deed where required
  • Keep scanned and physical copies of everything
