How to Sell a House in Lahore: From Pricing to Transfer

A seller's plan: price the house fairly, prepare documents, find serious buyers and complete the transfer safely.

A house that is priced well, documented well and presented well usually sells faster and with fewer disputes. This guide follows the order a seller should work in.

1. Price it against real listings

Do not guess. Open the property search, filter by your area, size and type, and note the asking prices of at least five similar houses. The middle of that range is your starting point. Adjust upward for a corner plot, newer construction or a quiet street, and downward for repairs needed or pending dues.

2. Prepare your documents first

Buyers and their lawyers will ask for the same papers every time, so have them ready:

  • Your original CNIC
  • Registry, allotment or transfer letter
  • Fresh fard or society ownership record
  • Utility bills with dues cleared
  • Property tax receipts
  • Approved building plan where applicable

3. Fix small things, skip big renovations

Fresh paint, working fittings, clean bathrooms and a tidy entrance cost little and change how buyers feel. A major renovation rarely returns what it costs.

4. Create a clear listing

Good photos of every room, the exterior and the street, an honest description and the correct marla size matter more than long text. State the area, block and whether possession is available. 5. Meet serious buyers

Ask for the buyer's identity, and be careful of anyone who wants to pay a large amount in cash or rush you before they have seen the documents. Show the house during daylight and keep original documents with you until the day of transfer.

6. Agree the terms in writing

The agreement to sell should state price, token amount, balance schedule, possession date, and who pays which taxes. Pay attention to your own tax position. Read property taxes when buying in Pakistan to see which charges usually apply to a sale.

7. Complete the transfer

Transfer happens at the registrar's office or the society office, depending on the property. Do not hand over possession until you have received the agreed payment in your bank account or by pay order.
