1. Set a realistic rent

Look at current rental listings of the same size in the same area. Browse houses for rent, filter by area and bedrooms, and note the middle of the range. A rent slightly below the market often fills the property faster than a high rent that stays empty for months.

2. Get the house ready

Repair leaks, test the wiring, service the gas and water connections, and clean and paint the house. Good condition attracts better tenants and reduces disputes later.

3. List it clearly

4. Screen the tenant

  • Ask for the tenant's CNIC and a copy
  • Check their employer or business and ask for references
  • Meet the family or the person who will actually live there

5. Write a tenancy agreement

The agreement should state rent, deposit, due date, notice period, annual increase, repair responsibilities and what happens if the tenant leaves early. Sign it on stamp paper with witnesses and keep a copy.

6. Document the condition

Photograph every room and read the meters together at handover. This protects your deposit decisions when the tenant leaves.

7. Understand tax
