How to Rent a House in Lahore: A Tenant's Guide

From setting a budget and searching to the agreement, deposit and handover: what a tenant should do at each step.

Finding a rental is easy. Finding one that stays trouble-free is about asking the right questions before you pay. Here is the tenant's path from search to handover.

1. Set your monthly budget

Rent is only part of the cost. Add electricity, gas, water, internet, maintenance or security charges if they are not included, and a small amount for repairs. Choose a figure that leaves room for savings.

2. Choose the type of home

Houses, upper or lower portions, flats and rooms all exist at different prices. Portions and flats cost less and are easier to maintain. Houses give more privacy and parking. Use the rent page to filter by type, area and bedrooms.

3. Compare areas by commute and services

4. Visit and inspect

Visit at different times. Check water pressure, gas, electricity, seepage, doors and locks, and the sewerage. Ask the neighbors how long the previous tenant stayed and why they left.

5. Verify the landlord

Ask for the landlord's CNIC and proof of ownership, or an authority letter if an agent is acting. The verification principles in how to verify property documents apply here too.

6. Negotiate and write the agreement

Agree the monthly rent, security deposit, notice period, annual increase, and who pays for repairs. Put everything in a tenancy agreement on stamp paper with witnesses. Pay by bank transfer and keep receipts for the deposit and every month's rent.

7. Handover and move in

Photograph the condition of every room and the meters, and send the photos to the landlord. Read the meters together and note the reading.

Frequently asked questions

How much is a security deposit?

It is agreed between the tenant and landlord and often equals one or two months of rent. Write the refund conditions in the agreement.

How much notice should I give before leaving?

Follow the notice period in your agreement. One month is common. If there is no written agreement, you have much weaker protection.

Who pays for repairs?

Usually the landlord pays for structural and major repairs and the tenant pays for small day-to-day items, but the agreement decides. Write it down.

Can I rent without an agent?
